We confirm your lot is ready to build by reviewing zoning, setbacks, utilities, and site conditions upfront.

3
Personalize & Price

Personalize & Price

Confirm lot fit and choose your plan and finishes. We’ll then deliver a contract-ready price and a target schedule.

4
Secure The Lot

Secure The Lot

Execute the purchase agreement and move through the Detroit Land Bank steps to closing. We’ll guide the paperwork, approvals, and timelines.

5
Permitting

Permitting

We coordinate with the city to secure all required permits—zoning, site work, and building—so construction can move forward without delays.

6
Build & Finish

Build & Finish

Site work begins while your home is precision-built off site. Once ready, the home is delivered and set on your foundation. You’ll receive milestone updates throughout.

Faster Timelines

Homes arrive up to 90% complete, reducing on-site work and cutting most build times in half.

Reliable Quality

Precision-built in a controlled environment with full-time craftsmen to ensure consistent results.
90%

Reduced Waste

Factory production uses materials efficiently, reducing construction waste by as much as 90%.

Predictable Outcomes

Indoor construction removes weather delays, making timelines and costs predictable.

Clearing Up
Modular Myths

There are plenty of misconceptions about modular houses.
Here’s the real story.

What it is...

A home built indoors to full local residential codes

Set on a permanent foundation with city approval

Built with stricter quality controls than site work

Built with high-end finishes from leading builders

Eligible for standard mortgages and house appraisals

What it isn't...

A mobile trailer or a manufactured HUD home

A temporary structure or built on a metal chassis

A building made to lower or less rigorous standards

Limited to basic, cheap, or generic design options

Difficult to finance or value like traditional homes

FAQs

Can Keylight help me purchase a Detroit Land Bank lot? Are there special requirements?

Absolutely. We guide buyers through the DLBA purchase process, paperwork, and compliance requirements. New construction buyers usually must build within a defined timeframe, often around 12 months after closing. Our streamlined process helps ensure you meet those deadlines and stay compliant, while we handle design, permitting, and construction.

Are there any trade-offs with modular construction?

The main trade-off is that design decisions must be finalized early because once fabrication begins, changes aren’t possible. Module dimensions must also meet transport limits, which can affect certain layouts. In return, you gain faster timelines, predictable costs, and a smoother build process with no loss in quality. Your completed home will meet the same standards as a traditional build.

What happens on installation day? How does Keylight manage the crane and neighborhood?

Installation day is coordinated entirely by our team. We secure necessary city permits, schedule the crane and transport trucks, and notify neighbors about temporary street or alley access changes. The crane typically sets all modules within a few hours. Because the home arrives mostly finished, on-site work is minimal, which reduces disruption for the block.

What kind of support or warranty does Keylight provide after move-in?

Your home includes a one-year warranty on materials and workmanship and a 10-year structural warranty. If anything needs attention after move-in, our team is easy to reach and responds quickly. We provide full documentation for your systems and continue supporting you well after the project is complete.

How do financing and appraisals work? Will banks treat it like a regular house?

Keylight homes qualify for conventional financing because they’re built to the same code and placed on permanent foundations. Appraisers value modular homes the same as site-built homes. We help you navigate construction loans or mortgages, provide required documentation, and share comparable new-build sales to support a smooth appraisal process.

What is the permitting and inspection process like for a Keylight modular home in Detroit?

It’s very similar to a traditional build, and we manage it for you. Our homes are constructed off-site to Michigan building codes and inspected at each stage in the factory. We obtain all necessary Detroit building permits (foundation, utilities, etc.), and city inspectors complete required on-site inspections before you move in. We coordinate the entire process to keep everything moving on schedule.

Can I customize my Keylight home? Are there limits to design changes?

Yes, you can personalize finishes and certain design elements, but the overall floor plans are pre-engineered. We offer a curated selection of layouts optimized for Detroit lots, along with finish packages and targeted upgrades. Structural changes or entirely custom floor plans aren’t possible, but this approach keeps the process efficient, predictable, and cost-stable.

How long will it take to build and move into my Keylight home?

Most homeowners move in faster than with a traditional build, often around 5–7 months from final design to completion. While we secure permits and prepare the site, your home’s modules are built off-site. Installation usually takes a single day, followed by several weeks of finishing work. Detroit permitting and utility work can occasionally affect timing, but we provide a realistic schedule at the start and manage the process throughout.

My lot is vacant. Will I need new utility hookups or infrastructure work?

Often yes, especially on infill lots where previous homes were removed. Water and sewer taps, gas service, or electrical upgrades may be needed. Keylight evaluates all utility requirements early in the process and coordinates work with Detroit agencies and DTE. These items are included in the project plan to avoid surprises with cost or timing.

Do I need to own a lot to work with Keylight? What are the lot and zoning requirements?

No, you don’t need to own land yet. Keylight can help you find a buildable Detroit lot that fits local zoning for single-family or duplex homes. If you already have a parcel, our team conducts a full feasibility review, including setbacks, zoning, and utility access, to make sure the site is suitable for construction. We handle the lot and zoning due diligence so you can move forward without surprises.
